Portals own the search. You own the relationship.

Websites, valuation capture and landlord systems for estate and letting agencies, built around winning instructions rather than listing them.

Buyers search on portals, and no agency site will change that. What the agency site is for is the other side of the business: winning instructions from sellers and landlords, which is where the fee actually comes from and where portals do not compete.

Lettings adds a management burden that sales does not have. Compliance dates, inspections, renewals and maintenance all recur, and an agency running them from a diary is one forgotten certificate away from a serious problem.

The search side is not separate from that. Valuation and letting-agent searches with a town, from sellers and landlords rather than from buyers. Ranking for those means the pages exist, the business is verified where it operates, and the reviews are real and recent.

How an instruction moves through an estate agency

An instruction is won on a valuation and earned through months of progression, and each stage has its own place to stall.

  1. Valuation request

Online valuation requests wait until Monday morning, so they are booked into a valuer's diary the moment they arrive.

  2. Instruction and listing

Photographs, floor plans and descriptions go to each portal by hand, so one listing feeds them all.

  3. Viewings and offers

Viewing feedback lives in a negotiator's head, so it is logged and sent to the vendor the same day.

  4. Sale progression

Sales stall between solicitors without anybody noticing, so each milestone shows its date and who is waiting on whom.

What people in this trade ask us

Is it worth listing properties on our own site?
Yes, but do not expect buyer traffic to arrive there. The listings prove activity to the seller you are pitching, which is their real job.
What wins a valuation request?
Local evidence: recent sales, honest timescales and named people. Generic agency language loses to the agent whose name the seller has seen locally.
Can compliance really be automated?
The tracking and chasing, yes, and that is where things go wrong. The work itself still gets done by people.
Should we write area guides?
For the areas you sell in, yes. They are read by sellers deciding which agency knows their street, which matters more to you than buyer traffic.
Can tenants report repairs with photographs?
Yes. A repair form with photographs is routed to the right contractor and visible to the landlord, which replaces most of the phone calls about it.

The infrastructure under it

Managed by the engineers who build the software, on the same contract and the same bill.

Application Hosting

Property search with maps, filters and large galleries needs dedicated resources to stay fast on a phone.

Hands typing application code on a laptop.

Backup & Recovery

Tenancy agreements and safety certificates must be produced on request, years after they were signed.

A storage unit with a row of drive bays.

What one contract covers

  • One contract. The build, the infrastructure and the work that brings people to it, on one invoice.
  • A named team. The person on the first call stays on the project. No account managers, no handoffs.
  • Operated, not delivered. We keep it running after launch: patching, backups, monitoring and the phone when it breaks.
  • European hosting. Servers in Europe, run by us, with the data staying where you expect it to.
  • Monthly reporting. What changed, what it cost and what it produced, in language you can forward to a board.
  • No lock-in. The code, the domains and the accounts are yours. Leaving is a handover.

See what is costing you customers before you spend anything.

A senior engineer walks your site, your search presence and the way enquiries reach you, then writes down the three things worth fixing first.

  1. 01You tell us what is not working
  2. 02We review the site, the search presence and the enquiry path
  3. 03You get the three fixes worth doing, and what each is worth
