Light decides how a property feels

The same room can look bright and spacious at one time of day and dull at another. Many property videos are filmed whenever the agent is free, so rooms look darker and smaller than they are. Buyers notice when they visit and the video promised something different.

We plan filming for the best light for each property, often mid-morning for interiors and late afternoon or twilight for exteriors. Where windows face the wrong way, we balance interior lighting so rooms look true to life rather than artificially bright.

Smooth walkthroughs, legal aerials

A walkthrough helps buyers understand layout: how the kitchen connects to the living room, where the stairs are and how big the garden really is. Handheld phone footage makes that confusing and tiring to watch. We use gimbals and plan a route that follows the way a visitor would move.

Aerial footage shows the plot, nearby amenities and the neighbourhood. It is regulated, and rules vary by location. We check airspace restrictions and permissions before every shoot, and adjust the plan if drone filming is not allowed.

Each property gets versions for different channels: a horizontal video for portals and YouTube, a vertical version for Instagram and TikTok, and still frames for the listing.
